IRSA Propiedades Comerciales S.A. (IRCP) functions as the commercial real estate investment subsidiary of IRSA Inversiones y Representaciones S.A. As of June 30, 2007, IRCP's portfolio comprised ten shopping centers across Argentina, encompassing approximately 265,000 square meters. Six of these were strategically located within the Buenos Aires metropolitan area, with the remaining four situated in key provinces like Cordoba, Mendoza, Salta, and Santa Fe. The company also owned the Torres de Abasto condominium, located directly opposite the Abasto Shopping Center in Buenos Aires. Beyond property ownership and development, IRCP offers a comprehensive range of services. These include providing leases to retail tenants in its shopping centers, managing and maintaining common areas, administering tenant contributions for promotional and marketing efforts, and operating parking facilities for visitors. Diversifying its revenue streams, the company also operates a consumer finance service, issuing its proprietary 'Tarjeta Shopping' and 'Tarjeta Shopping Metroshop' credit cards. These cards are accepted by consumers within its own shopping centers, as well as at various hypermarkets and independent street stores. IRCP further extends its operations into real estate development and sales, specifically involving residential properties. It also strategically acquires and disposes of undeveloped land parcels intended for future construction projects. Additionally, the company develops condominiums, often integrated with or situated adjacent to its existing shopping centers.
