Beyond its core focus, the firm's investment portfolio extends to subordinated mortgages, mezzanine financing, and preferred equity stakes in entities that own similar commercial real estate assets. A substantial portion of its capital is dedicated to first mortgage loans that provide funding for transitional CRE properties. The trust also engages in subordinated lending, encompassing both subordinated mortgage loans and junior participations within senior mortgage facilities. Tremont Mortgage Trust actively arranges commercial real estate financing transactions for its clientele. As of March 31, 2017, the company had successfully executed 437 real estate financing deals for clients, primarily involving middle-market CRE loans across the United States. Tremont Realty Advisors LLC acts as the investment manager for the company.
